Why Alton Basements Get Wet
The Alton Bay conversion story produces the most concentrated crawl-space work we do. These are small lots, very close to the water, on buildings that were never designed to have a heated space above an unconditioned void. When a summer cottage becomes a year-round house, the crawl space underneath goes from irrelevant to a permanent moisture source: ground moisture evaporating up into the floor system, condensing on cold surfaces, and pushing humidity into the living space.
The tells are upstairs rather than downstairs — musty smell, cupping floorboards, humidity that will not come down in summer, and occasionally mould on the underside of the subfloor. The fix is encapsulation: a sealed vapour barrier over the ground, sealed and insulated perimeter, and controlled conditioning of the space.
Access is the Alton constraint. On lots this tight, getting materials and people to a crawl space entrance is a real planning question, and some of these spaces have very little headroom.
